A dripping tap wastes hundreds of litres a week and keeps you up at night. A full plumber call-out for a washer change costs more than it needs to. Martin handles minor domestic plumbing in Cirencester homes: the kind of work that sits between a five-minute washer swap and a full bathroom refit.

What is included

Tap washer replacement. Blocked sinks (trap clean, U-bend clear, hair plug removal). Toilet seat replacement. Silicone re-sealing around baths, showers and basins. Bleeding radiators. Outdoor tap isolation for winter.

Martin carries standard washers, O-rings, PTFE tape and silicone as part of the kit, so most of these jobs do not need a parts run.

What is NOT included

Anything beyond the basics should go to a qualified plumber. That means tap replacements, new pipework, soldered joints on copper, pressurised system work, cistern internals, isolation valves, collapsed drains, full bathroom installations. Gas work is Gas Safe only, so boilers and gas cooker connections are never something Martin will touch. If a job turns out to be bigger than it looked, he will say so straight away and point you to someone local.

How long it takes

A tap washer is under an hour. Unblocking a sink is usually 20 to 40 minutes. A bath re-seal (old silicone scraped out, cleaned, dried, new silicone applied) takes around two hours with proper drying time. Radiator bleeding across a whole house can be done in under an hour.

Pricing

First hour £55, each hour after £35. Parts are at cost and shown on the invoice. If the job needs materials Martin does not carry, he will quote the extra before buying them.

Common questions

Can you replace my kitchen tap? Yes, as long as the isolation valves under the sink work or can be fitted. If not, Martin will turn off at the mains for the short window needed.

My radiator has a cold patch at the top. That is usually trapped air. Takes a few minutes to bleed. A cold patch at the bottom is sludge and needs a power flush, which is a different job entirely.

Will you guarantee the work? Yes. If a washer or seal Martin fitted fails within a month, he will come back and put it right at no extra cost.
